Realtor.com reported that 20.8% of listings across the country had price reductions in September 2026. That is the highest share since October 2022. Rates crossed 7% in September 2026 for the first time since January 2025, also per Realtor.com. Those two facts together explain why sellers in slower pockets are cutting prices and why buyers in faster ones still have to move quickly.
The split inside Round Rock
Round Rock covers several ZIP codes. The Real Estate Data Aggregator counted very different speeds inside them. ZIP 78681 had 36.7% of homes go under contract within two weeks. ZIP 78665 was at 19.1%. That gap is not small. It means the two sides of Round Rock are reading like two different markets right now.
What the faster side looks like: ZIP 78681
The Real Estate Data Aggregator counted 152 homes sold in ZIP 78681 in the three months ending August 31, 2026. The median sale price was $489,000, down 2.2% from a year before. Prices dipped a little, but speed held. Days on market came in at 46, which was 7 days shorter than the same period last year. That is the only ZIP in this market where time on market actually shrank year over year.
If you own in 78681, that 36.7% quick-contract rate gives you some leverage on timing. You are not guaranteed a fast sale, but the odds are better here than anywhere else in this market right now. Pricing still matters. Homes sold at 97.9% of list price on average, per the Real Estate Data Aggregator, so overpricing still costs you.
What the slower side looks like: ZIP 78665
ZIP 78665 had 182 homes sold in the same period, down 19.8% from a year before. The median sale price was $395,000, down 4% from last year. The Real Estate Data Aggregator counted 309 homes for sale, which is down 17.8% from a year ago but still represents 5.2 months of supply. Homes here took a median of 57 days to sell.
If you are shopping in 78665, more inventory and a slower pace give you room to ask questions, request repairs, and negotiate. Sellers here are more likely to deal. That does not mean every home is a bargain, but the leverage has shifted toward buyers compared with 78681.
The rest of the market
Pflugerville's 78660 ZIP had the highest sales volume in this market. The Real Estate Data Aggregator counted 364 homes sold in the three months ending August 31, 2026, up 4.9% from a year before. The median sale price was $371,500, down 10.5% from last year. That price drop is worth noting. Pending sales in 78660 were up 7.1%, which tells me demand is still there, but sellers had to come down to meet it.
Hutto's 78634 ZIP had the biggest jump in sales volume, up 26.9% year over year per the Real Estate Data Aggregator. New listings there were up 29.9% too. More supply came in and more sold, but the median price fell 5.5% to $335,994 and days on market stretched to 85, which was 30 days longer than a year before. Hutto is moving more homes but taking longer to do it.

The broader picture
Across all six ZIPs together, the Real Estate Data Aggregator counted 1,246 homes sold in the three months ending August 31, 2026, up 3.3% from a year before. Pending sales were up 10.3%. New listings were up 7.6%. So the market is not frozen. More homes are coming in, more are going under contract, and prices are adjusting to make that happen.
Realtor.com put the Austin-Round Rock-San Marcos metro median home price at $446,450 in September 2026. That is a wider metro figure and it will not match any single ZIP code here. Use it as context, not a price for your home.
Realtor.com also reported that the median asking rent across the Austin-Round Rock-San Marcos metro was $1,373 in August 2026, down 2.5% from a year before. Rents falling while ownership prices are also down tells you that both sides of the buy-versus-rent decision are softer than they were a year ago. If you are weighing whether to sell and rent for a while, the rental market is not the cushion it was in 2022 and 2023.
