One part of Round Rock is moving much faster than the rest
Most of Round Rock is sitting longer than it did a year ago. Prices are down across the board. But one ZIP code is moving in the opposite direction, and if you own or are shopping there, that changes what you should expect.
Realtor.com put the Austin-Round Rock-San Marcos area median home price at $446,450 in September 2026. That is a useful starting point. The Real Estate Data Aggregator counted actual sales across this market for the three months ending August 31, 2026, and the ZIP-by-ZIP picture tells a different story than any single number.
The ZIP that is moving fastest: 78681
The Real Estate Data Aggregator counted 152 homes sold in ZIP 78681 in the three months ending August 31, 2026. The median sale price there was $489,000. That is $43,000 above the metro-wide figure Realtor.com reported.
The number that stands out most is speed. The Real Estate Data Aggregator shows 36.7% of homes in 78681 went under contract within two weeks of listing. That share is up 6.4 points from the same period a year earlier. Every other ZIP in this market moved slower year over year on that same measure.
The median days on market in 78681 was 46 days, according to the Real Estate Data Aggregator. That is 7 days shorter than the same period last year. Every other ZIP in this market took longer, or held flat.

Pflugerville, ZIP 78660, had the most volume. The Real Estate Data Aggregator counted 364 homes sold there, up 4.9% from a year before. But the median sale price dropped 10.5% to $371,500. Hutto, ZIP 78634, saw the biggest jump in sales activity. The Real Estate Data Aggregator counted 340 homes sold, up 26.9% year over year. Pending sales were up 61.2%. But the median price fell 5.5% to $335,994, and median days on market stretched to 85 days, which is 30 days longer than the same period last year. More homes are moving, but buyers are taking their time.
Taylor, ZIP 76574, is the softest part of this market. The Real Estate Data Aggregator counted 69 homes sold, down 10.4% from a year before. The median price dropped 5.1% to $285,000. What the wider picture adds
Realtor.com reported that mortgage rates topped 7% in September 2026 for the first time since January 2025. Rates for the four weeks ending October 18, 2026 averaged 7.4%, according to Redfin. That is real pressure on buyers trying to qualify.
Realtor.com also reported that 20.8% of listings nationally carried a price cut in September 2026, the highest share since October 2022. That lines up with what the Real Estate Data Aggregator shows locally: sellers are adjusting, and buyers have more room to negotiate in most ZIPs.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Local prices in most of these ZIPs moved the other direction over a similar stretch. This market is not following the national trend.
What this means if you own or are buying here
If you own in 78681, the data is working in your favor right now. Homes are selling faster than last year, and nearly 4 in 10 are going under contract within two weeks. That is rare in this market at this moment.
If you own in 78664, 78665, Pflugerville, Hutto, or Taylor, the picture is different. More supply, longer days on market, and prices that have dipped. That does not mean you cannot sell. It means pricing has to be sharp from day one.
One thing I tell my team: never use a townwide number to price a single home. The difference between 78681 and 78634 right now is 39 days on market and over $150,000 in median price. Those are not the same market.
- ZIP 78681 in Round Rock is the fastest-moving part of this market, with 36.7% of homes going under contract within two weeks and a median sale price of $489,000. Every other ZIP is taking longer to sell than 78681, and most are seeing prices dip.
- A single townwide number does not tell you what your home is worth or how long it will sit.
- The street you are on matters.
One street inside any of these ZIPs can read differently from the ZIP as a whole. If you want to know where your specific address lands, send me a note.
